Iniotech is a UK IoT and data company that helps hotel groups protect their properties, manage operating costs and evidence ESG performance. Our LoRaWAN sensor-to-platform stack turns multi-site estates into a single, real-time view: leak detection in plant rooms and risers, Legionella and water-compliance evidence, energy and utility sub-metering, and operational dashboards built for facilities and finance teams.
We have 800+ sensors deployed across UK hotels, including a multi-site rollout with Dakota Hotels. Sensors are wireless, battery-powered and quick to install with no disruption to guests. Data lands in a secure cloud platform where alerts, compliance evidence and energy reports are surfaced to the right people automatically. Facilities, ops, finance and head office working from the same source of truth.
For hotels, the system is designed to help reduce the risk and cost of water-damage incidents, support Legionella and water-compliance routines with continuous evidence, and use sub-metering to identify where energy is being consumed across the estate. A single dashboard replaces clipboards, spreadsheets and disconnected reports, and provides the auditable trail insurers, lenders and ESG reporting increasingly expect.

Case Study: Dakota Hotels
The Client
Dakota Hotels is a privately owned UK boutique hotel group of seven properties across Scotland and the North of England, including Manchester Airport, Glasgow, Edinburgh, Leeds, Newcastle and Manchester City. Around 800 rooms in total, premium positioning, with a centralised multi-site operations team
The Objective
Reduce water-damage risk and insurance exposure across the estate, automate Legionella and water-compliance evidence, and give head office a single dashboard showing energy and operational performance across every hotel - replacing manual checks, paper logs and spreadsheets with real-time data the ops and finance teams could rely on.
